This house in the award winning Kings Yard is perfect for a family who want to be able to leave the car and walk either to the hills or the village.
Hawkshead, itself described as one of the prettiest villages in the Lakes provides an excellent base for those wanting to explore the mountains and lakes or simply wander around the flower-filled lanes and cobbled yards or enjoy a pint and a meal in one of the local pubs.
THE ACCOMMODATION COMPRISES
This cottage has been completely refurbished in 2010 and now offers stylish, contemporary accommodation. The door leads into an porch and then into the large sitting/dining room with comfortable settees, flatscreen wallmounted TV (with Sky Freeview) and DVD and french doors leading out to the private patio to the rear of the property. In the dining area offers a large oak table and chairs
The kitchen is very well equipped with microwave, built in electric oven and hob, fridge, dishwasher and washer/drier.
Upstairs the main bathroom offers bath with electric shower, and curved shower screen, WC and basin and heated towel rail.
There are 2 pretty bedrooms with coordinated wallpaper and fabrics - 1 double which has an ensuite shower , washbasin and toilet and a twin has 2 single beds.
The cottage is heated throughout by newly fitted gas central heating and fully carpeted.
Outside - There is a large private patio/enclosed yard to the rear of the cottage with table and chairs - accessed either from the living room or through a covered area to the side of the property... making a secure space for bikes, dogs or toddlers ! The owners are happy for guests to bring dogs as long as they remain outside
There is parking for 1 car to the front of the property.

Comment: This was our second stay in 11 Kings Yard and hope we will make a third . The cottage is lovely every thing you need to make a comfortable holiday. A short walk to every thing you need in Hawkshead .This year we were bless with a Lovely weeks weather .Thanks every one see you next year .

Comment: We loved this cottage. It had everything
you could want. The location so close to
the village centre is brilliant.
The food at the Queens Head and the
Kings Arms, is well worth it.
The local walks were easy to follow with
great scenery.
All in all we had a fantastic week, and
hope to return to Kings Yard.

Comment: A lovely cottage . All pubs in Hawshead seem to do good food and the beer is excellent (try to Loeswater Gold). The 5 mile walks around Elterwater is a good not too strenuous trek and a stop at Chesters by the River is well worth making on this walk (if a little pricey).A good walk from Hawskhead to Coniston via the Tarn is also worth doing the Sun Pub at Coniston has an excellent beer selection. For kids it is well situated for Grizedale and Go Ape.

Comment: This cottage was an ideal location for our Christmas week stay. It is well situated for the village and surrounding area, and internally is very comfortable and well equipped and since our last stay in it has been really well upgraded to a high standard.
We had an excellent Christmas day meal at The Queens Head and also a few more good meals there(the real ale is good as well). We had a really nice relaxing week and the cottage was perfect for us, no doubt we will be returning to it soon.

Comment: We had a fabulous week at 11 Kings Yard for our Honeymoon! It was the perfect place to relax after a busy and stressful run up to our fabulous wedding! The cottage is stunning, very homely, romantic and cosy.
Hawkshead is our Heaven on Earth and having booked with Hideaways on many previous occasions we knew that it was the perfect place for our Honeymoon. The cottage is well located, with great walks to Tarn Hows, Grizedale and Latterbarrow on the doorstep! We had a fabulous sunday lunch at the Queens Head (definately not to be missed!) and a lovely evening meal at the Kings Arms. The cottage is perfect to come back to after an exciting day out and then have an evening stroll to the local pubs to sample the local delights and atmosphere! The Honeypot is perfect to buy sandwiches for days out (feshly made!) and make sure you try the bath buns and fell walkers gingerbread! Yum! Thankyou Hideaways for the champagne, chocs and flowers-we will definately be back!! Mr and Mrs Ainsworth!

Comment: We enjoyed our stay at 11 Kings Yard. The cottage was very well furnished and had everything we needed. It is very convenient for the centre of Hawkshead and is in a quiet location. The village itself is a good place to stay. It is very picturesque with good views of the surrounding hills and has good shops and pubs. We did quite a bit of walking and used the bus service to the ferry. We got the bus to the ferry and walked along the shore of lake windermere and back to hawkshead via high wray. There is a good tea stop at a farmhouse at High Wray if it is open. Other walks included Latterbarrow, Tarn Hows and Claife Heights. Boat trips on Windermere are also recommended. We had a great week!

Comment: Lovely cottage, immaculately decorated and very comfortable with everything you need. Hawkshead is a lovely village and has great pubs - we particularly liked the Kings Arms, great food! Ideal base for exploring the southern lakes.

Comment: This cottage is a nice size for four adults or a family of four.
Placed in Hawkshead village you are only a few minutes from the shops and local pubs where food is served.
For those who enjoy real ale there are the local Hawkshead Ales.
If fishing is your thing then the local lake Esthwaite Water is on your doorstep boat or bank fishing for trout or Pike fishing is available.
Near by are the towns of Ambleside and Windermere where there are many places to eat. There is a carvery in Windermere on the water front.
For those of you that enjoy the fresh air there are walks and grizedale forest to explore.
