Hawkshead Hall is a large, very special house only a short walk from the village. Offering 4 bedrooms and spacious living accommodation, this house is furnished and decorated with real flair, creating a luxurious/welcoming home. Hawkshead Hall forms the front section of a large Victorian house with lawned gardens and plenty of space for children to explore and play and lovely views down the Vale of Esthwaite.
New for 2010, we are sure guests will fall in love with this beautiful house and want to return again and again.
The stylish, shaker style kitchen focuses round the Aga and and is equipped to a very high standard. There is a double halogen hob and combination oven/microwave, large fridge and freezer, plus wine fridge and dishwasher .
The kitchen leads into the dining room with large table perfect for special family meals. The open fire makes the room cosy and welcoming in cooler months and in summer guests can open the door which leads out to the patio with built in table. Across the hallway there is a spacious living room with comfortable seating focused around the grand fireplace. The beautiful high ceilings and bay window add real elegance to this room. There is large TV with Sky, Wifi internet access and ipod dock. There is a downstairs cloakroom/wc with a washing machine and plenty of space for coats and boots.
Upstairs there are 2 elegant double bedrooms and a pretty twin bedroom each with ensuite with shower, wc and basin. Another flight of stairs lead to the top floor with a twin bedroom with TV and Sky and across a landing to a bathroom with bath, wc and basin.
The house is heated throughout by gas central heating.
Outside there is a south facing, sunny lawned garden and patio to the rear of the house with garden chairs and picnic table - an ideal place to eat “al fresco” or to simply unwind at the end of the day. There is ample off road parking and secure bike storage.

Comment: Truly a fabulous house that has lovely proportioned
rooms. High ceilings and large windows to enjoy the
view.Well fitted bathrooms with constant hot water and
amazing power showers.Immediate heating in all
rooms, we were never cold.
We have stayed in a lot of self catering properties and
this one is very high on our recommend list.
For wet days we can highly recommend Grisedale
Forest. Well marked tracks to ensure you still get some
exercise.
As a guide our group consisted of 6 mature people
ranging in age from 50 - 80!

Comment: A tastefully decorated period propery with spacious bedrooms.
A walk to the village, through the fields via Keen Ground,was great for the kids.
We have stayed in the property for two consecutive years and would definitely return in the future.
Minor demerits are the UPVC sash windows and the first stage of the walk to the village is on the main road.

Comment: This property is ideal for a family or
friends get together. We stayed in
January and had a fantastic time. The
house is spacious, comfortable, well-
resourced and very warm. We particularly
appreciated the en-suite arrangements -
every bedroom has one, all very smart
with excellent showers. The house is
just out of Hawkshead, within easy
walking distance, so we were able to do
without cars for the whole week. We
recommend the Red Lion and The Kings
Arms.

Comment: Absolutely beautiful warm and welcoming house. Well equipped, comfy beds, fearsome showers and fuel for the fires :) Walk over to Tarn Hows was magic - lake frozen over.

Comment: A superb house in a great location.
Eight adults and two dogs had a very
enjoyable week.
There is a pack of 5 local walks
available in the post office which we
strongly recommend.
Almost directly over the road is a
footpath that will take you into
Hawkshead and we suggest that this is
used rather than the road which is quite
narrow and can be busy at times.

Comment: This was an ideal location for an important family celebration. It was very comfortable, private, and - most important - had plenty of room. THe location was ideal, with Hawkshead Village and its amenities only a short walk away.

Comment: Great house in a fabulous location. Our Christmas was made all the better by the snowy wintery weather!
Would highly recommend this house but please upgrade the glasses and crockery as it is pretty limited for 8 people. THE SHORTAGE OF GLASSES AND CROCKERY HAS NOW BEEN RECTIFIED.

Comment: A spacious house for two families - well equiped and comfortably furnished. Quality kitchen and immaculate bathrooms. The house is a short walk into Hawkshead and although on the road into Hawkshead - we were not aware of any road noise. Way too many favourite walks to list as we have been coming year after year - Grizedale walks are good with children as the cafe at the start/end is really nice. Holker Hall is worth a visit - small and quirky museum, beautiful grounds, lovely cafe and farmshop and great guides in the house. Drunken Duck is just up the road (for a grown up evening out). Lovely scenic drive up through Troutbeck and down through The Struggle to Ambleside.
